*Adjusting to Market Reality: If the market shifts or competition increases, a price adjustment keeps your home relevant

*Re-igniting Interest: It can bring new attention to a property that has been sitting on the market, especially if it’s done after about 2-3 weeks of low activity

*Correcting Initial Pricing: If the home had high traffic but no offers, a 2% to 5% reduction can align the home with buyer expectations.

To avoid the negative stigma, it’s recommended to make one, well-calculated adjustment rather than several small consecutive drops.

The U.S. House of Representatives passed the Housing for the 21st Century Act to increase inventory nationwide, following advocacy efforts made by the National Association of Realtors. This bill aims to remove barriers for state and local governments to increase housing supply. Federal funding will support responsible growth by typing infrastructure investments to new housing, updating zoning laws, and improving permitting processes. It will now head to the Senate floor for a vote.

If your food is cooking “weird”
it’s usually not the oven.

Top rack is for finishing. Melting. Browning.
Giving something that last bit of color.

Middle rack is home base. If you’re unsure, start here. It’s the most even, most forgiving spot in the oven.

Bottom rack builds crust. Pizza. Rustic bread. Anything that needs a firm, golden bottom.

Before you raise the temperature, try moving the pan.

Self-disinfecting metals: Brass, copper and bronze doorknobs kill bacteria, acting as natural disinfectants!

According to NAR (The National Association of Realtors), roughly 11,000 homes sell every day in this country. The difference? Strategy. Nearly 1 in 5 sellers had to cut their prices last year. The market isn’t broken, expectations are just different. The sellers who succeed in this market aren’t doing anything extreme. They’re pricing their house right, making strategix repairs, getting local guidance, and making decisions based on how buyers actually behave today.
